Funding Tribe is an unregulated lender specialiseing in providing bridging and property-backed loans, typically – but not exclusively – to property professionals.
We continue to build partnerships with a range of institutional investors while working with partners and affiliates.
We remain a lean and agile organisation with low overheads only adding to our employee base when the business warrants it. This allows us to remain responsive to both opportunity and risk.
Funding Tribe has a multi-functional team operating and working with trusted partners to cover the whole loan life cycle. This includes origination, credit analysis, credit underwriting, loan servicing, monitoring, recoveries, and client relations.
The Funding Tribe story started in 2015. when three young entrepreneurs, who believed that property investing and borrowing should be easier and more accessible, initially started in business together. They funded their early property development projects through a combination of personal savings and borrowing from family and friends. Obtaining finance from a mainstream lender proved difficult and very time consuming and most of them were not keen to support their projects, as they did not have a proven track record.
Their projects were extremely successful and profitable. They had clearly started to obtain a reputation and had a number of small developers asking them how they had funded projects. These developers also experienced the lack of enthusiasm from mainstream lenders who were not keen on lending to small developers.
It was in 2017 the Funding Tribe concept was born. The entrepreneurs discussed their plans with Jon Emery, a recently retired corporate banker. A discussion developed and Jon saw an opportunity to help those developers by establishing a place for them to raise finance. After undertaking background research in late 2018 Funding Tribe Limited was established. The next 18 months passed with ‘building blocks’ laid to create a lender of short-term finance to the real estate sector. Initially funds were provided to small developers. The beginning of 2020 a ‘soft launch’ was created to friends. This enabled us to test systems and procedures and fine tune were needed. Growth has been organic with no advertising or marketing carried out.
Our first finance offering was short term bridging loans. Through our relationship with our clients our product range has been extended. From our on-going customer relationships we were often asked about Development Finance. We listened to our clients and we extended our offerings which now include Development Finance and Selective Invoice Finance. At this juncture we have no plans to make our life more complicated and increase our offerings, however we will listen! We believe in the ‘KISS’ principle and to keep our business ‘lean and mean’.
